Apartment & Multi-Unit Window Retrofit in San Jose
Counted by unit type, phased around occupied units, installed by our crews.
As long as you're on the job, we're on the job.
The argument
Repeat conditions decide the margin
A thirty-unit building has four or five window conditions, repeated. One sizing error in a type that appears sixty times is the whole margin, and it doesn't surface until the installer is standing at an opening that doesn't fit. So we walk it and verify the repeats rather than trusting the plans.
Method
Retrofit vs full-frame
What each is, what decides between them, schedule impact, and what we supply either way.
| Retrofit | Full-frame | |
|---|---|---|
| What it is | New sash/unit into an existing frame in acceptable condition | Frame and unit replaced as a system |
| What decides | Frame condition - determined at the walk, not from a photo | |
| Schedule | Faster per opening when frames are sound | More invasive; more coordination with finishes |
| We supply & install | Yes | Yes |
Occupied buildings
Vacancy is the cheapest window you'll ever install
Nobody can turn a whole building at once. Match phases to turnover where possible; otherwise keep each occupied unit to a single day. Material lands close to the day it's needed - pallets sitting in a courtyard for three weeks get damaged and generate complaints.

FAQ
Multi-unit questions
Can you quote from a rent roll?
Planning range yes; bid packet no - the written number is the one your contractor holds you to.
Who handles permits?
Depends on the job. Ask when we schedule the site walk - we will tell you what the city expects for that scope.
What about lead times?
Quoted per line and season after the walk verifies unit types.
Can you match earlier phases?
We check what was installed and what production still supports, then say what will match.
Who runs it day to day?
John on site coordination. Tony on scope and pricing.
Schedule a site walk.
A board needs a document. An owner needs somebody to come look.
